Soundtrack: James Earl Jones Reads The Raven

By Andrew Liszewski

Edgar Allen Poe’s The Raven is like The Night Before Christmas for Halloween. You have to listen to it at least once before November 1st arrives, and who better to deliver one of the most haunting poems ever written than James Earl Jones. So dim the lights, find a comfy chair, maybe even crack a window to get your drapes blowing, and hit play. Oh, and good luck trying to fall asleep tonight.?[YouTube via Ron Brinkmann]

PFT: Will Jets LB be fined for Bush comments?

Washington Redskins v New York GiantsGetty Images

Week Seven was a very lucky week for yours truly.? With an unlucky 13 games on the schedule, I got 12 of them correct, with only a late comeback from the Titans blocking an unprecedented piece of perfection.

More importantly, MDS and I disagreed on three games.? Thanks to the Cowboys, Saints, and Colts, my two-game season-to-date lead has been extended to five games.

For the year, I?m now 67-37, and MDS is 62-42.

MDS will join Thursday?s PFT Live to discuss this week?s picks.? There will be no gloating.

At least not by him.

Buccaneers at Vikings

MDS?s take: After I was burned by picking the Bucs last week on the way to going 0-for-3 on games where I disagreed with Florio, I?m playing it safe this week. Tampa Bay still looks to me like a team that?s headed in the right direction, but right now the Vikings have too much for the Bucs on both sides of the ball and should win this one comfortably.

MDS?s pick: Vikings 27, Buccaneers 13.

Florio?s take:? The Vikings get a chance to show how different they are this year against one of the teams to whom the Vikings blew a big halftime lead last year.? This time, if the Vikings are up by 10 or more at the break, look for them to close it out with a defense that finally is good enough to hold leads.

Florio?s pick:? Vikings 21, Buccaneers 19.

Panthers at Bears

MDS?s take: Cam Newton is going to bounce back from this slump he?s in eventually. He?s too talented not to. But the Bears are the wrong team for a young quarterback to bounce back against. Chicago?s relentless pressure will force a few turnovers and lead to another loss for the Panthers.

MDS?s pick: Bears 20, Panthers 10.

Florio?s take:? Rattled by the ouster of G.M. Marty Hurney, racked by injuries, and reeling from the sad-sack demeanor of Cam Newton, the Panthers are poised to get plastered.

Florio?s pick:? Bears 31, Panthers 10.

Chargers at Browns

MDS?s take: The Chargers have had two weeks to lick their wounds after that disastrous Monday night meltdown against the Broncos. They?ll come in to Cleveland focused and motivated and win this one comfortably.

MDS?s pick: Chargers 31, Browns 17.

Florio?s take:? If Mike Holmgren?s current team can knock off the Chargers, the Chargers could be Mike Holmgren?s next team.? Though a house-cleaning could still be coming, the Chargers will likely do enough to reverse a bad two weeks of blown leads and stickum, allegedly.

Florio?s pick:? Chargers 24, Browns 17.

Seahawks at Lions

MDS?s take: Mistakes keep killing the Lions, whether it?s penalties, turnovers or special teams coverage breakdowns. If the Lions could get out of their own way they could go on a run down the stretch and still contend for a wild card berth, but that doesn?t look likely at this point. Seattle is the team that looks like a playoff contender, and the Seahawks will take another step in that direction with a win on the road.

MDS?s pick: Seahawks 17, Lions 14.

Florio?s take:? If this one were set for Seattle, it would be a no brainer.? In Detroit, the Seahawks have an opportunity to prove that they?re capable of beating better-than-bad teams in a place other than CenturyLink Field.

Florio?s pick:? Seahawks 17, Lions 16.

Jaguars at Packers

MDS?s take: In the biggest mismatch of the week, the Jaguars? offense will look even worse than usual without Maurice Jones-Drew, and Aaron Rodgers will have his third consecutive huge game.

MDS?s pick: Packers 34, Jaguars 3.

Florio?s take:? The Packers have never beaten the Jaguars at Lambeau Field.? Then again, these teams have played there only once.? The Jags will want to forget their second trip to town.

Florio?s pick:? Packers 45, Jaguars 21.

Dolphins at Jets

MDS?s take: I?m impressed that the Jets aren?t going down without a fight. When they lost Darrelle Revis and got blown out by the 49ers, I figured the Jets were finished, but they?ve played good football for the last three weeks, even if they have only one win to show for it in those three games. The Jets will beat the Dolphins in a low-scoring game and get back to .500.

MDS?s pick: Jets 13, Dolphins 10.

Florio?s take:? Despite the injuries and the ineffectiveness and the uncertainty, the Jets have improved over the past few weeks.? They?re good enough to complete the sweep of a Dolphins team that has improved even more discreetly.

Florio?s pick:? Jets 30, Dolphins 20.

Falcons at Eagles

MDS?s take: The Eagles know their backs are against the wall, and the Falcons have been scraping by with three straight close wins. This looks to me like the day when the Falcons? luck runs out, and the last unbeaten team in the league gets beaten.

MDS?s pick: Eagles 24, Falcons 21.

Florio?s take:? Andy Reid is 13-0 after the bye week.? Sometimes, there?s no need for elaboration.

Florio?s pick:? Eagles 24, Falcons 23.

Redskins at Steelers

MDS?s take: The Steelers took a big step toward the playoffs with last week?s win in Cincinnati, and I like them to keep it going against the Redskins. Look for Steelers tight end Heath Miller to have a big game against the Redskins? defense, just as Giants tight end Martellus Bennett, Vikings tight end Kyle Rudolph and Falcons tight end Tony Gonzalez have in the Redskins? last three games.

MDS?s pick: Steelers 28, Redskins 27.

Florio?s take:? The Steelers are 20-2-1 at Heinz Field against NFC teams.? But Heinz Field has never seen anything like RG3, who?ll run circles around a Polamalu-free Pittsburgh defense.

Florio?s pick:? Redskins 23, Steelers 20.

Patriots at Rams

MDS?s take: The Rams? secondary has been playing well and the Patriots? secondary has been leaving receivers wide open, and I?m tempted to pick the upset for that reason. But with Danny Amendola hurt I don?t think the Rams have the ammunition to take advantage of the Patriots? problems on defense, and I think New England?s running game can churn up yardage at Wembley Stadium and lead the Patriots to a low-scoring win.

MDS?s pick: Patriots 16, Rams 10.

Florio?s take:? The team whose name pays homage to the men who kicked the butts of the Brits like to kick butt in Britain.? Though it won?t be a blowout like it was three years ago against the Bucs, the Pats should be able to build a fourth-quarter lead.? And hold it.? For a change.

Florio?s pick:? Patriots 27, Rams 21.

Colts at Titans

MDS?s take: Titans running back Chris Johnson took advantage of a bad Bills defense last week, and he should be able to take advantage of a bad Colts defense this week. Johnson will go for about 150 yards and the Colts? offense won?t be able to keep up.

MDS?s pick: Titans 28, Colts 21.

Florio?s take:? The winner of this one won?t likely challenge the Texans for the division crown but would be very much alive for a wild-card berth.? The Titans continue their knack for playing in ? and winning ? exciting games.

Florio?s pick:? Titans 27, Colts 24.

Raiders at Chiefs

MDS?s take: I?m not a believer in Brady Quinn as the Chiefs? long-term answer at quarterback, but as a short-term fix who won?t turn the ball over as often as Matt Cassel, Quinn should be able to lead Kansas City to a home win over a bad team.

MDS?s pick: Chiefs 20, Raiders 16.

Florio?s take:? Oakland has won five straight times at Arrowhead Stadium.? With an extra week to prepare and everyone on the hot seat, if the Chiefs don?t beat the Raiders at home now, they possibly never will.

Florio?s pick:? Chiefs 24, Raiders 10.

Giants at Cowboys

MDS?s take: Completing a season sweep of the Giants would go a long way toward getting the Cowboys into playoff contention, but I don?t see it happening. The Cowboys? defense will miss linebacker Sean Lee, Giants quarterback Eli Manning will have a big day, and the Giants will improve to 4-0 all time at Cowboys Stadium.

MDS?s pick: Giants 31, Cowboys 20.

Florio?s take:? The Cowboys aren?t nearly as good as they were in Week One, when they beat the Giants in New Jersey.? The Giants are the same, but this time they won?t get complacent.

Florio?s pick:? Giants 35, Cowboys 27.

Saints at Broncos

MDS?s take: Two future Hall of Fame quarterbacks will be on the field in Denver, but Drew Brees has to play against a good Broncos secondary, while Peyton Manning gets to play against a terrible Saints secondary. Advantage Peyton.

MDS?s pick: Broncos 42, Saints 21.

Florio?s take:? When he was the head coach of the Panthers, John Fox held his own against Sean Payton?s Saints.? This time, Fox has a great quarterback ? and the Saints don?t have Payton.

Florio?s pick:? Broncos 38, Saints 28.

49ers at Cardinals

MDS?s take: The Cardinals? great start to the season may come to a screeching halt on Monday night.? A home loss to a division rival would be tough for Arizona to overcome, and a win at Arizona will be another step for the 49ers toward establishing themselves as the clear favorites to win the NFC West.

MDS?s pick: 49ers 20, Cardinals 13.

Florio?s take:? Once atop the NFC West, the Cardinals are close to completing their slide to the basement.? Blame it on the lack of a high-end quarterback and an offensive line to protect him.

Florio?s pick:? 49ers 24, Cardinals 13.

Supercomputer simulates the heart with historic accuracy

1 day

Sequoia, currently?the world's most powerful supercomputer, was built for upkeep of?nuclear weaponry. But researchers have put it to work on a groundbreaking simulation of?something a bit more salutary: the human heart.

Lawrence Livermore National Laboratory, already well-known for work in high-performance computing, has commandeered the Sequoia supercomputer during what is known as its "shakedown period," when it's being set up and tested but isn't quite ready to for its intended purpose. LLNL and other organizations were given time-share access to the computer to do approved non-classified research.

Supercomputing is a competitive field, but for the moment Sequoia is the fastest on Earth: with more than 1.5 million computing cores producing 20 quintillion operations per second, it allows the researchers to simulate the heart at a far greater fidelity than ever before.

LLNL computational scientist Art Mirin describes the project: "Our heart code work has been a great opportunity to demonstrate Sequoia?s power with an application that most people consider important to society, in this case, cardiac modeling." So it's not just about digitizing the heart, but also about humanizing the computer.

The simulations divide the heart into thousands of little digital pieces, each composed of mathematical models that take input from and send data to other pieces. Their interactions require an enormous amount of calculations, even though the model only simulates electrical activity, not physical.

The best that could be done before was to simulate pieces about 0.2mm across, and it could take 45 minutes or so to simulate a single beat. With new software called Cardioid running on the Sequoia supercomputer, not only can they simulate more accurately (the pieces are 0.1mm across, about the size of an actual heart cell), but also hundreds of times faster: now a virtual heartbeat only takes 10 seconds to create.

This huge increase in performance makes many things practical: virtually testing arrhythmia drugs, for instance, or establishing baseline patterns against which real hearts can be compared.?And since heart disease is such a major health risk, especially in the U.S., an accurate electromechanical model of the heart is essential for future research in many other fields.

LLNL researcher David Richards described the potential benefits to Popular Mechanics:

At a very coarse level of resolution, everyone?s heart looks the same.?The details that differentiate individual hearts can be very fine, and our ability to model at extraordinarily high resolution, currently a factor of eight greater than previously, that allows us to capture very fine differences.

The time at Sequoia is running out, and the supercomputer will be running programs for the Stockpile Stewardship program, intended to ensure the country's nuclear warheads remain "safe, secure, and reliable well into the future." The researchers will have to fall back on less-powerful machines ? still far faster than even the fastest desktop, but not quite world-class ? to continue their research. But the powerful Cardioid simulation code will still allow for faster and more accurate simulation than before.

Further developments in the heart-simulation department at LLNL, as well as other applications of supercomputing power, should?appear in their internal Science & Technology publication.

VEC on a collision course ? TalkVietnam

Giant state highway builder Vietnam Expressway Corporation faces incurring default in repayment of mature project bond yields following a Ministry of Finance?s recent move.

The ministry (MoF) just enacted Document 12761/BTC-QLN requiring Vietnam Expressway Corporation (VEC) to self arrange capital sources for payment of mature bond yields to Japan-based Dai-i-chi life insurance company.

The ministry (MoF) just enacted Document 12761/BTC-QLN requiring Vietnam Expressway Corporation (VEC) to self arrange capital sources for payment of mature bond yields to Japan-based Dai-i-chi life insurance company.

The move poured cold water on VEC?s expectation of receiving further support from MoF and might push VEC into legal proceedings with its creditors.

?This means the MoF rejects to again act as bond underwriter for VEC?s further bond issuance,? said VEC deputy general director Luong Quoc Viet.

At this time, VEC?s single financial source is toll collection which amounts to around VND700 million ($33,000) per day from the Cau Gie-Ninh Binh expressway. However, this sum is reportedly prioritised to pay completed work volumes for contractors, so the possibility of using the sum for paying mature bond principle and yields owed to Dai-i-chi and some other creditors is fragile.

By mid-October 2012, VEC owed a total VND516.1 billion ($24.5 million) to creditors, including VND100 billion ($4.7 million) principle and VND416 billion ($20 million) mature bond yields of a lending package worth VND4.4 trillion ($210 million) with MoF acting as underwriter to raise investment capital for carrying out Cau Gie-Ninh Binh and Noi Bai-Lao Cai highway projects.

Since VEC project bonds are liable for circulation in five years maximally where as it needs up to 30 years for VEC to recoup capital from these highway projects, VEC was green-lighted by the government to issue bonds for repayment.

However, in early September 2012 the MoF abruptly stopped its guaranteeing role though earlier it had accepted for VEC to issue VND1.819 trillion ($86.6 million) project bonds to further construction and repay creditors.

?VEC currently comes below par in respect to the conditions to issue corporate bonds with the government acting as underwriter pursuant to existing regulations,? said head of MoF?s External Finance and Debt Management Department Nguyen Thanh Do.

Accordingly, VEC could not satisfy two basic conditions ? reporting profitable business in the most recent year and getting approved audited financial statement.

Requiring VEC to post profits right during initial investment state is almost impossible as Viet was quoted as saying ?Calculations show that VEC would incur losses until 2021 on the back of huge financial costs as it has to pay loan principle and interests of its projects and big amortisation costs whereas income-raising sources remain limited.?

Industry insiders assumed MoF?s recent move to reject underwriting for VEC bond issuances would distort the government?s bond market which is still at its dawn. Besides, rigid regulations relevant to conditions for issuing corporate bonds are pushing VEC into a corner.

?VEC and relevant state agencies are proposing the government to soon enact a specific regime on bond issuance for repayment purposes. However, when such a regime is still absent, MoF should consider further handling its underwriter role to help VEC ensure creditor interests,? Viet said.

Myanmar delaying crucial decisions on Muslim tensions: U.N. expert

UNITED NATIONS (Reuters) - The government of Myanmar is delaying crucial decisions on ways to reduce tensions in volatile regions, a U.N. investigator said on Thursday, as sectarian violence raged for a fifth day between Rohingya Muslims and Buddhists in western Myanmar.

Hundreds of homes burned and gunfire rang out in Rakhine State on Thursday as security forces struggled to stem Myanmar's worst communal unrest since clashes in June killed more than 80 people and displaced at least 75,000 people.

Tomas Ojea Quintana, the U.N. special rapporteur for human rights in Myanmar, which is also known as Burma, told reporters that the country's new government had made substantial progress with democratic reforms.

"At the same time, we see that they are not at this point taking the proper decisions toward a real solution," he said about the Rohingya problem. "I don't see a real analysis of the situation."

Quintana said a special committee set up by Myanmar's president to look at the causes of the tensions in the west had been expected to produce a report next month but that appeared to have been delayed.

"So again we see that those decisions that are needed to be taken immediately to control the situation, to start addressing the root causes of the problem, are not being taken," he said.

The latest violence in Rakhine has spread to several towns, including commercially important Kyaukpyu, where a multi-billion-dollar China-Myanmar pipeline starts. Quintana described the situation there as "critical."

The violence is one of the biggest tests yet of a reformist government that has vowed to forge unity in one of Asia's most ethnically diverse countries.

He said the government must find a way to end the discrimination against the Rohingya Muslims.

"I believe that the government must address the underlying causes of the tension and conflict between Buddhist and Muslim communities there, including the impact of deep-rooted prejudice and discriminatory practices based on ethnicity and religion.

"In this respect I urge the government to take measures to address the endemic discrimination against the Rohingya community and ensure respect for their human rights, which should include a review of the 1982 Citizenship Act," he said.

RIGHTS VIOLATIONS CONTINUE

Rohingyas are officially stateless. Buddhist-majority Myanmar's government regards the estimated 800,000 Rohingyas in the country as illegal immigrants from Bangladesh and denies them citizenship. Bangladesh has refused to grant Rohingyas refugee status since 1992.

Quintana said he was concerned about public demonstrations against Rohingyas, calling these a "dangerous" development.

On Thursday, the United States, which has been lifting sanctions on Myanmar as relations improve with its reformist government, said it was deeply concerned about the violence and urged all parties to show restraint and halt attacks immediately.

President Thein Sein's government has negotiated ceasefires with most ethnic rebel groups that have fought for autonomy for half a century but has done little to address the Rohingya problem and encourage Muslim-Buddhist reconciliation.

Quintana welcomed the government's ceasefire deals with ethnic groups but voiced "ongoing concerns over continuing allegations of human rights violations conflict-affected ethnic border areas."

"This includes Kachin State, where I have received allegations of attacks against civilian populations, extrajudicial killings, sexual violence, internal displacement, torture, ongoing use of land mines, the recruitment of child soldiers as well as forced labor," he said.

He added that the violations in Kachin were being committed by all parties to the conflict.

Quintana also urged the government to ensure the United Nations has access to all conflict-torn areas of Myanmar.

He appealed to the government to free a U.N. staff member and several employees of international non-governmental organizations who have been in detention for months in connection with violence in Rakhine earlier this year.

"I again call for their immediate release," he said.

In his annual report to the U.N. General Assembly's human rights committee, Quintana called for the release of all remaining political prisoners in Myanmar.

Advice To Make The Process Of Bankruptcy Easier | Siben & Siben ...

TIP! If your finances are tight and you are considering filing for personal bankruptcy, why not put your plans for getting a divorce on the back burner? The economic stress of a divorce can be the final blow leading to bankruptcy and this situation may be avoided. If divorce is imminent in your future, then you may want to plan your finances accordingly so you are not forced to file for bankruptcy.

Are your debts out of control and you think that your only escape is bankruptcy? Know you are not the only one. Many people are filing bankruptcy to relieve financial hardship. This article will provide you with bankruptcy tips to ensure everything goes as smoothly as it should.

Chapter 7

TIP! You must disclose the names of all creditors to your bankruptcy attorney. That means you need to tell him about credit cards, lenders and hospitals, but you also have to mention money you need to repay to friends and family.

When you are looking at a Chapter 7 personal bankruptcy, you may well have debts to worry about for which you share responsibility with another person, such as a spouse, family member, or business partner. When filing for Chapter 7, you won?t be responsible legally for debt signed by co-debtors and yourself. Your creditors can then come after your co-debtor for full repayment of the debt.

TIP! Prior to filing for bankruptcy, purge from your vocabulary the word ?shame?. This process is less that glamorous, and it makes most people lose their self-esteem.

Visit forums online to chat with others who are also going through bankruptcy. The bankruptcy process can be stressful; it can often leave you feeling out of place in the company of your friends. If you need to, share your experience on the Internet with people who are going through a similar situation and ask for advice on message boards.

TIP! If you suspect that bankruptcy filing may be a reality, don?t try to discharge all your debt in advance by emptying your retirement or saving accounts. Retirement accounts should never be accessed unless all other options have been exhausted.

Don?t leave all the details in your lawyer?s hands. Your lawyer is knowledgeable when it comes to bankruptcy laws, and it would be beneficial for you to understand as much as possible when it comes to the proceedings. While it may seem simpler for your lawyer to do everything for you, it is your financial future on the line so take a strong interest in what is happening.

TIP! Always be honest when filing for bankruptcy, even if your situation seems bleak. One of the worst things you can do is lie about your debts and assets.

Facing bankruptcy is not a fun situation and cause a lot of stress and anxiety. In order to keep things together and protect yourself from excess stress, be sure to hire a competent attorney. Do not choose your attorney based solely on price. While the person you select does not have to cost the most, they should be competent and reliable. Rely on word-of-mouth referrals from others who have filed for bankruptcy, check the BBB, and take advantage of free consultation offers. Consider attending a court hearing so you can witness how the lawyer operates.

TIP! If you can, get a word-of-mouth referral for a lawyer. There are so many dime-a-dozen companies out there who make it a practice of preying on financial desperation.

Pick the right time to file. When it comes to filing for personal bankruptcy, timing is vital. In some cases, you should file for bankruptcy right away, but in others, there may be reasons why filing quickly would be a bad idea. Speak with a lawyer specializing in bankruptcy in order to learn when you should file your petition.

TIP! Familiarize yourself with the bankruptcy code before you file. This area of law is in constant flux and it is imperative that you know where the law stands at the time you file for your bankruptcy.

Check each debt to be sure everything can be cleared through bankruptcy to avoid any excessive filing. For example, even if you file your student loans, they?ll still be a part of your credit history. Instead, for this type of debt, use a credit repair agency or loan consolidation service to help reduce your debt.

TIP! A good idea regarding bankruptcy is to have a backup plan in case the filing you submit is turned down. By equipping yourself with knowledge in advance, you will know what may occur if your case is dismissed, including things such as home foreclosure and vehicle repossession.

Even if you are involved with Chapter 13 bankruptcy, it is still possible to get a mortgage or an automobile loan. It is a little more difficult, though. You need to speak with your trustee so that you can be approved for a new loan. Draft a personal budget to show that you will be able to repay your new loan. Also, be sure you have a clear explanation as to why the item you are purchasing is absolutely necessary.

Chapter 13 Bankruptcy

TIP! Don?t wait when you?re thinking about filing for bankruptcy and have been for a while. It can be difficult to admit you?re in need of help, but your debt will only grow larger if you put off your decision.

Understand the differences between Chapter 7 and Chapter 13 bankruptcy. Should you choose Chapter 7, your total debt load will be erased. This type of bankruptcy ends any relationship you might have with creditors. With a Chapter 13 bankruptcy, you will have to make payments for 5 years before the debts are forgiven. You need to be aware of the pros and cons of each type of bankruptcy so you can correctly select the best choice for your situation.

TIP! If you plan on filing bankruptcy, never wait too long. Some people will just ignore their outstanding debts, hoping that someone or something will come and save them, but this never ends well.

Remember from the beginning of this article? You aren?t the only one who is filing for bankruptcy. Unlike others in this situation, you now have the information you need. Use these tips to help make sure you get through the process of filing bankruptcy with a minimum of stress

Perry makes surprise visit to cancer research meeting | Trail Blazers ...

Rick Perry gave a pep talk at the annual meeting of the Cancer Prevention and Research Institute of Texas that has been shaken after mass resignations in protest of politics and cronyism.

In an unannounced visit reported by the Associated Press, Perry told those gathered for the meeting that the state?s $3 billion cancer-fighting fund has elevated Texas into the worldwide conversation about the disease.

In the past few weeks, CPRIT has been rocked by the resignation of two Nobel laureates and more than 30 peer reviewers who questioned the integrity of the funding process.

Their resignations have followed a $20 million award from the research fund to MD Anderson hospital and Rice University for drug discovery that had not been subject to a review process. Officials say it bypassed normal procedures because it was a commercialization effort that didn?t need scientific review.

Chief scientific officer Alfred Gilman resigned in May, complaining in emails that the process was becoming politicized.

Perry did not address the controversy during brief remarks to a ballroom of scientists and researchers, according to AP, but he praised the peer-review process and the agency?s oversight board, some of whom Perry appointed.

Agency leaders have repeatedly denied that politics are guiding funding decisions.

Purchasing Real Estate? Check Out These Helpful Tips! | Overseas ...

If real estate is a new thing for you, you need to learn a few things before considering buying anything. If so, then you have come to the right place. The following tips will help you buy a great property without getting ripped off.

Houses that need some ?tender loving care? are priced less. These fixer-uppers allow you to save more money from the outset, then invest in the property as you are able. You will be able to design the home you have always dreamed of and significantly enhance the value of your property. Don?t allow the minor repairs to overshadow the potential the house may have. Your dream house could be hiding beneath some dingy carpet and outdated wallpaper.

When you are preparing to purchase a home, you already know the asking price but determining your offer is an important consideration. Between you and the seller, you can find a price that is agreeable to you both.

If you are interested in purchasing a piece of real estate, it is important that you are organized. Set up a notebook to keep notes on information from your agent, news periodicals and online sources. After you have seen several possible options, you may be able to eliminate some before continuing your search.

Real Estate

Real estate agents who make an effort to remember clients will be rewarded when those clients need to remember a real estate agent. They will remember how you helped them with their home buying experience. After you finish speaking with them, let them know that you would appreciate it if they felt comfortable referring you to their family members and friends.

It is best to purchase a house that only has a fireplace in the family room unless you reside in a climate that makes it necessary to have more. You will probably never use it and they can be difficult to keep clean.

Make sure that you have the minimum down payment that your mortgage company requires. If you are unable to handle the bare minimum that the mortgage company requires, you may be forced to pay a rate that includes private mortgage insurance (the PMI rate). PMI payments are due monthly and can add significantly to the total mortgage due each month, just to give the bank peace of mind.

Go for the home of your dreams. Many investors advise that this is not a good time to move into a bigger house; however, others do not see it that way. Buying your dream house now could a good thing now, as the prices of homes continue to climb.

In the majority of cases, a home that has been foreclosed on will need repairs. If you decide to buy one of these bargains, be sure to get a thorough inspection done before purchasing it. Foreclosed homes often will require HVAC systems installed, and may be infested with pests.

If you are interested in a rental property, make inquiries regarding who is responsible for the gardening before you sign the lease. You should know that in some cases, a renter is expected to take care of a yard or garden or to pay someone to do the job. Often times, if the landlord provides the landscaping, they will work the cost of the service into your monthly rental payments.

After selecting the property that you want to buy, you next need to employ the services of a professional real estate agent. It?s important to find an agent you can really trust. An agent that has achieved success in the past will be a great choice. Always conduct sufficient research to identify those agents most dedicated to customer service.

If you are interested in a home with a beautiful view, don?t pay that much more because of the viewing possibilities. Even though the view is certainly lovely, it might not appeal to as many potential buyers in the future as you hoped it would. There?s nothing wrong with purchasing a view that you love. Just be sure that you don?t overpay for that view.

Look for homes that carry pre-foreclosure notices. If you can devote a significant amount of time to searching for an investment property, you should look into pre-foreclosure properties. A pre-foreclosure property is one whose owner is delinquent in his or her payments and risking the loss of the house. Most lenders can provide you with a list of local pre-foreclosure properties; you might also place advertisements offering to purchase houses with cash. If you meet the current owner, you can determine the exact amount owed, then possible make an offer a few thousand dollars more than is owed. Since most home-owners significantly less than market value on their houses, it may be that you will get quite a steal.

When selecting an agent to help you with your home search, ask them how long they have lived in the area. For those unfamiliar with the area, advice about the roads or neighborhood itself will be sparse. Ideally, look for an agent who has lived in the area for at least 10 years.

When seeking a new home, think long-term. You may be child free now, but sometimes people change their minds. So a look at the local schools can?t hurt.

If you make an offer and the seller doesn?t accept it, there?s always room for negotiation. They might offer to make certain repairs to the house, or even pay your closing costs.

Military plans new hypersonic flight after failure

LOS ANGELES (AP) ? The U.S. military said Wednesday it is planning another unmanned hypersonic flight in the wake of a failed attempt.

The flight, scheduled for next spring or summer, would be the fourth test of the experimental X-51A Waverider designed to reach Mach 6, or 3,600 mph, after being dropped by a B-52 bomber.

The Air Force has been studying hypersonic technologies with the hopes of deploying fast strikes around the globe.

Two months ago, a problem with a control fin during the third flight caused an X-51A to lose balance and crash off the Southern California coast.

Though the aircraft successfully detached from the B-52 and ignited its rocket booster to fly to Mach 4.8, it became unstable and did not activate its exotic scramjet engine ? considered the key feature of the test.

An investigation ruled out software or power failures. Signs point to a "random vibration issue," though more work is needed to pinpoint the exact cause, said program manager Charlie Brink at the Air Force Research Laboratory at Wright-Patterson Air Force Base in Ohio.

None of flights so far has reached the intended goal of six times the speed of sound. During the first flight in 2010, an X-51A flew near Mach 5 for three minutes. A test flight last year ended prematurely with an X-51A unsuccessfully trying to restart its engine.

Brink said he expected the military to continue hypersonic flight research after next year's final flight but did not get into specifics.

Cloud Printing Available for the New iPad Mini and iPad 4th Gen

[prMac.com] Beaumont, Texas - Yesterday Apple raised the bar again with their new Apple iPad Mini. This new device creates a lower barrier to entry for people wanting an easy to use tablet. This is due to its smaller size and its lower price when compared to the traditional iPad. Similarly, Pocket Watch, LLC.'s award winning printing solution, ActivePrint, provides a lower barrier for users wanting to print from the new iPad Mini. With ActivePrint installed, iPad Mini users (as well as users of other iOS devices) can easily print documents and photos to any printer from anywhere in the world.

With ActivePrint 9.1 users can easily and securely send their documents on their iPad, iPad Mini, or iPhone to be printed no matter where they are. Whether the user is at the office, at home, or out of town they will always be able to print from their iPad or iPhone to their printer. And with the free ActivePrint System app installed on their PC or Mac, users can turn any printer into a Cloud Printer.

Charles Teel developed the idea of ActivePrint as a college student while at Texas A&M University after getting his first Pocket PC. In class, he would write pages and pages of notes on his Pocket PC but would have to manually copy those files to his desktop computer, and then print them one at a time. Frustrated, he looked for a software alternative to make this process simpler. However, the closest thing he could find would require another $400 of hardware and software, and even then it wouldn't fully automate the process. So Teel set out to develop ActivePrint, the first and only mobile printing solution that gives users the ability to print right out of the box at an affordable price (even for college students). Pocket Watch Software continued to develop the ActivePrint technology to make it more effective.

Device Requirements:
* iPad: iOS 6.0 or newer
* iPhone/iPod touch: iOS 6.0 or newer

Raina named India A skipper, Yuvraj included ? Cricket News Update

The Indian selectors have named Suresh Raina as the skipper for the A side which will play England in the first warm-up match from October 30 at Mumbai.

The 14-member squad further sees the inclusion of Yuvraj Singh, who recently hit a smashing double hundred for North Zone in his first first-class game since recovering from cancer. The left-hander?s knock earned plenty of praise from his domestic teammates, who said that the player is ready to stake a permanent claim in the Test side.

The all-rounder made the headlines after he was included in the World T20 squad, despite having little competitive game time under his belt. Nonetheless, he still provided sound contributions, including a Player of the Match performance in the team?s last outing of the mega-event against South Africa.

His presence will be seen as a strong indication that he may be in line to get a call-up into the Test side as a preferred no.6 batsman. He is also a handy left-arm spinner which could prove vital in him getting the nod ahead of Raina, who took that spot during the recently concluded Test series at home following VVS Laxman?s decision to retire from his duties as an international player.

In total, there were nine batsmen in the squad, notable being Ajinkya Rahane, Manoj Tiwary and Shikhar Dhawan. There was no place for Rohit Sharma, who was also omitted from the Test group which battled the Kiwis. He however, is expected to be in the ODI team. Rajasthan duo of Robin Bist and Ashok Menaria also made the cut following consistent performances in last season?s Ranji Trophy.

Wriddhiman Saha was the lone wicket-keeper in the squad. Also, there was no place for a spinner in the side as the selectors believe that unleashing them in the eventual series might the way to tackle the English contingent. The four bowlers in the line-up included Irfan Pathan, Ashok Dinda, Vinay Kumar and Parwinder Awana.

Squad:

Suresh Raina (c), Murali Vijay, Shikhar Dhawan, Ajinkya Rahane, Yuvraj Singh, Manoj Tiwary, Wriddhiman Saha (wk), Irfan Pathan, Vinay Kumar, Parwinder Awana, Ashok Dinda, Robin Bisht, Ashok Menaria, Abhinav Mukund.

Ten more people diagnosed with meningitis; toll tops 300

Ten more people have been diagnosed with fungal meningitis in an outbreak linked to tainted steroid injections, health officials reported today.

The U.S. Centers for Disease Control and Prevention has increased the tally of cases to 308: 304 cases of fungal meningitis and four cases of joint infections. One of the new cases is in Georgia, the 17th state affected by the outbreak that has killed 23 people.

For a map of cases by state, click here.

The outbreak has been linked to contaminated vials of methylprednisolone acetate, an injectable steroid used to treat back and joint pain. Sealed vials of the steroid, made by the New England Compounding Center in Framingham, Mass., contained exserohilum rostratum, a fungus found in soil and plants. It's unclear how the fungus landed in the sealed vials.

The New England Compounding Center has recalled all its products and shut down operations. Calls to the owners were not immediately returned.

As many as 14,000 patients are thought to have received injections of the suspect steroid.

Seventy-six clinics in 23 states that received methylprednisolone acetate from the recalled lots have been instructed to notify all affected patients. The "potentially contaminated injections were given starting May 21, 2012," according to the CDC.

For a full list of clinics receiving the recalled lots of spinal steroid injections, click here.

Meningitis affects the membranous lining of the brain and spinal cord. Early symptoms of fungal meningitis -- including headache, fever, dizziness, nausea, sensitivity to light, stiff neck, weakness or numbness, slurred speech and pain, and redness or swelling at the injection site -- can take more than a month to appear.

The longest duration from the time of injection to the onset of symptoms in the current outbreak is 42 days, according to the CDC's Dr. Benjamin Park.

"But we want to emphasize that we don't know what the longest will be," he added, stressing that patients who received injections of the recalled drug should stay attuned to the subtle symptoms "for months."

Fungal meningitis is diagnosed through a spinal tap, which draws cerebrospinal fluid from the spine that can be inspected for signs of the disease. Once detected, it can be treated with high doses of intravenous antifungal medications.

Unlike bacterial meningitis, fungal meningitis is not transmitted from person to person and only people who received the steroid injections are thought to be at risk.

Defense.gov News Article: U.S. Korea Commander Details ...

U.S. Korea Commander Details Conditions on Peninsula

By Jim Garamone
American Forces Press Service

WASHINGTON, Oct. 23, 2012 ? Nowhere in the world is the disparity between freedom and oppression more apparent than on the Korean peninsula, the commander of U.S. and United Nations forces in Korea said here yesterday.

Army Gen. James D. Thurman told the audience at an Association of the U.S. Army luncheon that American forces in South Korea have helped to guarantee the security needed to produce one of the world?s richest countries.

The prosperity of South Korea is contrasted by North Korea -- ?one of the world?s poorest, most closed, most oppressive, and most militarized countries,? Thurman said.

About 28,500 U.S. service members are based in South Korea now, and U.S. personnel have helped to guarantee security in the south since the end of the Korean War in 1953. That war, which began when North Korea launched an attack into the south in June 1950, devastated the peninsula and killed millions, including 33,686 Americans.

Since the war, North Korea has remained a communist state in the grips of hard liners who have sunk billions into their military while their people literally starved to death.

By contrast, South Korea began an incredible renaissance. ?The Republic of Korea is now a modern, free, and prosperous society,? Thurman said. ?Its over 50 million people live in a free and open democracy.?

More than 80 percent of South Korea?s residents are wired into the net, and it is the 13th largest economy in the world. ?The average per capita income is over $31,000,? the general said. ?[South Korea] is our seventh-largest trading partner, and is home to companies that are familiar to all -- Hyundai, Kia, Samsung and LG, to name a few.?

The South Korean military has risen as well, and Thurman said it is well led, well trained and well equipped. With more than 600,000 personnel under arms, the South Korean military continues to modernize to retain a qualitative edge over North Korean capabilities. South Korea is investing in interoperable command and control systems, ballistic missile defense capabilities such as Patriot and Aegis, and unmanned aerial vehicles.

?They are a very capable force. The [South Korean] Joint Chiefs of Staff are on track to assume responsibility for the wartime defense of Korea in December 2015,? Thurman said.

The South Korean military faces a formidable and unpredictable foe in the North. North Korea maintains the fourth-largest military in the world, and possesses significant conventional and asymmetric capabilities, Thurman said.

With more than 1 million personnel, the North Korean army has more than 13,000 artillery systems, more than 4,000 tanks and more than 2,000 armored personnel carriers. North Korea?s air force has more than 1,700 aircraft, and its navy has more than 800 surface combatants. ?And more than 70 percent of this combat power is positioned within 90 miles of the Demilitarized Zone,? Thurman said.

North Korea continues to improve its long-range artillery forces, which could hit the South Korean capital of Seoul. ?An attack by these forces on any scale could cause significant damage to the greater Seoul metropolitan area,? the general said.

Yet, he added, North Korea?s significant asymmetric capabilities worry him more.

?North Korea possesses the world?s largest special operations force of over 60,000,? Thurman said. ?They possess a significant amount of weapons of mass destruction. They are investing heavily in developing a deliverable nuclear weapon. North Korea continues to invest in ballistic missile improvements to include developing missiles which can threaten the region. Finally, the North Koreans possess a significant cyberwarfare capability, which they continue to improve.?

And this is controlled by a ruler who answers to no one. Kim Jong Un, 29, is the third member of the communist dynasty to rule North Korea. ?Initially, it appeared that he would follow the policies of his late father,? the general said. ?However, as he is consolidating his power, he is making changes in North Korea. He replaced some of his inner circle -- notably the top military leader.?

There is speculation in the West about what these changes foretell, but the bottom line is no one really knows, Thurman said.

?He is an unpredictable ruler who leads a regime unwilling to operate as part of the global community,? Thurman said of North Korea?s leader. ?His actions have increased uncertainty on the peninsula and in the greater Northeast Asia region.?

The Korean peninsula is one area of the world where large-scale tank-on-tank warfare could erupt. U.S. forces in South Korea are being brought up to 100 percent manning and receiving the latest equipment. American forces are doing more and better training with South Korean and other allies. Thurman said his mission remains the same as it was when Army Gen. Matthew Ridgway commanded during the Korean War: to deter and defend.

PFT: Quinn to replace Cassel as Chiefs QB

Cam Newton, Warren MoonAP

Few have worked as closely with Cam Newton as Warren Moon, and the Hall of Fame quarterback is still defending last year?s pupil, even while acknowledging his need to improve.

Moon thinks placing too much of the blame for the Panthers? 1-5 start (and the firing of general manager Marty Hurney) at the second-year quarterback?s feet is wrong, and any suggestion he?s a bust is ridiculous.

?I think a lot of this is because so many people want to say ?I told you so? about him, but couldn?t because he was so good last year,? Moon told Yahoo?s Mike Silver in a wide-ranging interview. ?I think people are overreacting. How can he be a bust? He just had one of the great years a rookie has ever had, and now he can?t play? Come on.?

Moon acknowledged he?d like to see Newton adopt a more even-keeled approach, something he?s done more of in recent weeks. But as he did prior to the draft?last year, Moon thinks there?s an undertone of racism to some of the criticism.

?I don?t understand it,? Moon said. ?I heard somebody compare him to Vince Young. It?s the same old crap ? it?s always a comparison of one black to another black. I get tired of it. I get tired of defending it.

?If you want to compare him to someone because of his demeanor, compare him to Jay Cutler. There are a lot of guys who whine and moan. Cam?s not biting anybody?s head off or pushing his linemen. He?s just disgruntled, and not handling losing well, because, think about it, he basically didn?t lose in college.

?I don?t think Cam?s as bad as Cutler, because Cutler looks like he doesn?t give a damn sometimes, or he?s yelling and cussing at someone. Cam, he just looks down when they?re losing.?

Moon also doesn?t think the Panthers coaches are putting Newton in good positions to succeed by ignoring the run game with the talent they have, and leaning too heavily on the read-option principles he ran in college.

?I don?t know why they got away from what they were doing last year,? Moon said. ?They were running more of a pro-style offense, and now they?re going more to the read-option, the stuff he did in college. I think some of it is coaching. I think some of it is they don?t have enough good players yet. And there?s no question he?s not playing as well as last year.

?That offense doesn?t allow you to be an NFL-type quarterback. It?s a lot of tricks, sticking the ball into a running back?s stomach, trying to freeze the defense. Even though he can do that and had success with it in college, I don?t think it serves him well in the long run. You can?t keep going back and forth. I think he?s a little bit confused with the footwork, and I think that?s one of the problems with his accuracy ? his feet are crossed up. Why this change? I think it?s backfiring. I think they?re out-thinking themselves.?

Sounds familiar.

ASUS announces three budgetfriendly laptops with touchscreens, the VivoBook Q200, S400 and S500 update eyeson

Remember when Ultrabook prices dropped to around $700 and everyone cheered? Well, get ready for some one-upping: here at a New York City press event, ASUS just announced a line of lightweight, touchscreen laptops, and let's just say the prices are pretty aggressive. The new family, which will carry the name VivoBook, includes 11-, 14- and 15-inch models, with the 11.6-inch Q200 (aka the X202) starting at $499 with a Core i3 processor. The 14-inch S400, meanwhile, will start at $599, while the 15-inch S500 will go for $649 and up. Across the board, there will be configurations with Core i5 and i7 processors, but again, i3 is the starting spec here. As you can see in the photo above, the design isn't all that different from the current-gen Zenbook Prime family, though they lack some of that line's higher-end features -- namely, 1080p screens and solid-state storage. ASUS so far hasn't said when these laptops will ship here in the US, but we'll be sure to follow up with more specifics as we learn them.

Mat Smith contributed to this report.

Reliance Blinks at Funding $40 million "Crossbones" With NBC

LOS ANGELES (TheWrap.com) - Indian media giant Reliance has teamed up with NBC to finance one of the broadcast network's new shows, a 10-episode pirate adventure series titled "Crossbones," but is backing off its $40 million production cost, an individual close to the project has told TheWrap.

Through its newly-formed independent studio Georgeville Television, Reliance agreed to finance three-quarters, or $30 million, of "Crossbones," a tale of pirates from 18th century England based on Colin Woodard's "The Republic of Pirates," according to three individuals close to the project. NBC agreed to finance the remaining $10 million.

But Reliance, whose other Hollywood investments have offered mixed to weak returns, has been rethinking its financial commitment and is seeking to reduce it by nearly half, one of those individuals said.

"Everybody agreed on a $40 million budget. And everyone agreed it was (split) 10 and 30," said the individual. "They are renegotiating. The question is where will it end."

Georgeville CEO Marc Rosen declined to comment for this story. NBC also declined to comment, as did producer Walter Parkes. One executive close to the negotiations said the discussions were still ongoing and at a delicate stage. An NBC executive said the deal was complete, and Reliance had not changed its role.

The show storyline follows an undercover assassin sent to a pirate state led by Blackbeard, the infamous pirate. According to NBC, It is expected to start shooting in Puerto Rico next spring. It does not yet have an air date.

NBC chief Bob Greenblatt worked with outside financiers when he was at Showtime for series including "The Tudors" and "Spartacus," and while the practice is common in film, it is unusual for broadcast television.

Reliance has loomed large on the entertainment landscape for the past few years, investing hundreds of millions of dollars in DreamWorks to uncertain profits and placing millions into talent deals by CAA that have not yielded any films.

Reliance agreed to give DreamWorks an additional $200 million in April, but the new deal calls for the studio to make fewer films.

Reliance also bought a majority stake in IM Global, a foreign sales company that has recently moved into movie production. Its most recent release, "Dredd," a 3D remake of the 1995 Sylvester Stallone movie, was a box office flop, costing $50 million to produce and so far taking in $23 million worldwide including $13 million domestically.

Georgeville Television launched in May with support form Motion Picture Capital, a London-based company backed by Reliance.

Georgeville, run by former Heyday Films executive Marc Rosen, is the studio behind "Crossbones," a show thought up by "Luther" creator Neil Cross and produced by Parkes and Laurie MacDonald.

While Georgeville is still involved and has an offer out for the lead role, its financial commitment remains a matter of disagreement.

White House prepared to meet one-on-one with Iran

WASHINGTON (AP) ? The White House says it is prepared to talk one-on-one with Iran to find a diplomatic settlement to the impasse over Tehran's reported pursuit of nuclear weapons, but there's no agreement now to meet.

National Security Council spokesman Tommy Vietor said Saturday that President Barack Obama has made clear that he will prevent Iran from getting a nuclear weapon and will do whatever's necessary to prevent that from happening. Vietor said Iran must come in line with its obligations, or else faced increased pressure.

"The onus is on the Iranians to do so, otherwise they will continue to face crippling sanctions and increased pressure," Vietor said in a statement. He noted that efforts to get Iran back to the table with the five permanent members of the U.N. Security Council and Germany ? the so-called "P5+1" ? continue.

Iran has been a recurring issue in the presidential election campaign and Vietor's statement was released shortly after The New York Times reported Saturday that the U.S. and Iran have agreed in principle for the first time to negotiations. The paper said Iran has insisted the talks wait until after the Nov. 6 election.

Vietor, however, denied that any such agreement had been reached.

"It's not true that the United States and Iran have agreed to one-on-one talks or any meeting after the American elections," he said. We continue to work with the P5+1 on a diplomatic solution and have said from the outset that we that we would be prepared to meet bilaterally."

Obama and Republican presidential candidate Mitt Romney will meet Monday night in a debate focusing on foreign policy and Iran's nuclear ambitions will likely be a topic. Obama has said he'll prevent Iran from acquiring nuclear weapons. He hopes sanctions alongside negotiations can get Iran to halt uranium enrichment. But the strategy, which began during President George W. Bush's administration, hasn't worked yet. Obama holds out the threat of military action as a last resort. Romney has accused Obama of being weak on Iran and says the U.S. needs to present a greater military threat.

Despite unprecedented global penalties, Iran's nuclear program is advancing as it continues to defy international pressure, including four rounds of sanctions from the U.N. Security Council, to prove that its atomic intentions are peaceful.

Those sanctions, coupled with tough measures imposed by the United States and European nations are taking their toll, particularly on Iran's economy. Iranian authorities have in recent weeks been forced to quell protests over the plummeting value of the country's currency, the rial. The rial lost nearly 40 percent of its value against the U.S. dollar in a week in early October, but has since slightly rebounded.

U.S. officials say they are hopeful that pressure from the sanctions may be pushing Iran's leaders toward concessions, including direct talks with the United States. But several said on Saturday that they did not believe such discussions would happen any time soon.

If one-on-one talks are to occur, they would likely follow the model that the U.S. has used in six-nation nuclear disarmament talks with North Korea, the officials said.

In those discussions, U.S. negotiators have met separately with their North Korean counterparts but only as part of the larger effort, which also involves China, Japan, South Korea and Russia. Direct U.S.-North Korean talks are preceded and followed by intense consultations with the other members of the group.

However, the direct talks with North Korea have yet to bear fruit and U.S. officials warned that talks with Iran may not yield anything either. If U.S.-Iran talks do occur, they would likely be part of the P5+1 process, which groups the Britain, China, France, Germany, Russia and the United States and is overseen by the European Union. The group has met numerous times with Iranian officials but has yet to achieve any significant progress.

In late September, the group instructed EU foreign policy chief Catherine Ashton to reach out to Iran's top nuclear negotiator, Saeed Jalili, to organize another meeting. No date had been set for the possible resumption of talks.

Iran says its program is for peaceful energy and research purposes but Western nations fear the Islamic republic is determined to develop nuclear weapons and fundamentally reshape the balance of power in the Middle East. That would pose a grave threat to Israel.

Israel has threatened to strike Iran's nuclear facilities if Tehran doesn't stop uranium enrichment a process that can be a pathway to nuclear arms. Israel could decide to strike Iran's nuclear sites on its own, and Israeli leaders say time to act is running out. They have also hinted they would like U.S. support for any such attack.

An Israeli strike on Iran with or without Washington's involvement would likely draw retribution from Tehran including possible attacks on U.S. and Israeli interests overseas or disruptions to the transit of tankers through the Strait of Hormuz, which could send oil prices skyrocketing.

Obama has counseled patience as public as American public support for another Mideast conflict is low with the Iraq war over and the conflict in Afghanistan winding down.
